One of the most common questions we get asked before a fencing job is: whose fence is it, and who is responsible for maintaining it? The answer depends on your property's title deeds. Your deeds will usually show a "T-mark" on the boundary lines — the fence belongs to whichever side the T points toward. If you're unsure, your solicitor's paperwork from when you bought the property should clarify it.
You are not legally obliged to maintain a boundary fence unless your deeds say so. You are entitled to erect a fence on your own land right up to the boundary line without your neighbour's permission — but if you want to replace a fence that belongs to your neighbour, or sits on a shared boundary, it's always worth talking to them first. We're happy to advise on what's involved and carry out the work once you're in agreement.
Height rules: In most residential areas, a front garden fence must be no higher than 1 metre. A rear or side garden fence can be up to 2 metres without needing planning permission.
